On behalf of private clients, Cyril Leonard
provided a full service advice provision including purchase, disposal, planning
and building consultancy.
Cyril Leonard acquired the building for the client
which is a prime office building located on Golden Square totalling c. 40,500
sq ft and is the UK Headquarters for M&C Saatchi.
During the hold period Cyril Leonard advised the
clients to increase the floor area of the building to c. 48,874 sq ft as well
as converting the ground floor fronting Beak Street and opposite Carnaby Street
into a 7,000 sq ft retail unit.
Cyril Leonard subsequently disposed of the building
to a UK Institutional Fund for a price of £47.5 million.
Through the whole process Cyril Leonard managed to secure the clients a high
profit margin by advising on market changes and trends whilst also securing the
ability to physically change the building.
