Cyril Leonard advised on the acquisition of this property and then two further disposals of it. In November 2014, we acted on behalf of The Property Income Trust for Charities (c/o Mayfair Capital) in the acquisition of the property fitting in with their strategy to acquire a Grade A multi let office in building in the City fringe for a price in the region of £8.5 million.

The property had performed well for the client and quicker than expected and as such, we were instructed to dispose of the property in Q1 2016 where we achieved a successful disposal at a price of c£10.1 million, showing an excellent capital uplift and IRR performance. The purchaser, an established London property company, undertook an extensive refurbishment of the property and subsequently fully let it. During the first lockdown of March 2020, we acted on behalf of the owner to dispose of the property in an off market transaction with a French Institutional Fund, who had recently acquired a building in the vicinity and had a requirement for one more building.

The building was sold for a price in the region of £15.5 million, again demonstrating excellent performance for our clients.
