The property was let on a long-term lease and Cyril Leonard subsequently jointly together with the head lessor to obtain Planning Consent for redevelopment and change of use from hospital to office use together with ancillary, residential and medical accommodation.
On receipt of the Planning Consent which achieved an increase in floor area of circa 20%. The freehold and head leasehold interest were merged providing Cyril Leonard’s client with a profit on cost of 46%.
