This building comprising 33,000 sq.ft of office accommodation is occupied by KPMG for a term expiring in December 2019. However, the property was over rented and the lease originally contained a tenant only break clause which KPMG indicated they would trigger in order to move to new premises.

On behalf of an overseas investor client, Cyril Leonard therefore negotiated to remove the break clause in order to secure a term certain of ten years at a rent in the region of £800,000 per annum which thereby enhanced the capital value of the client’s interest.
